No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Borrower's or Grantor's default on the obligation secured by the Deed of Trust.

The default(s) for which this foreclosure is made is/are as follows:

a. Failure to pay the installment which became due on 09/01/2024 and all subsequent installments, together with all late charges and advances plus all sums secured pursuant to the terms of the Note and Deed of Trust. All foreclosure fees and costs due.

b. Delinquent real property taxes for the year 2025

Failure to pay when due the following amounts which are now in arrears: $51,962.67; (together with any subsequent payments, late charges, advances, costs and fees thereafter due)

The sum owing on the obligation secured by the Deed of Trust is: Principal Balance of $328,594.69, together with interest as provided in the note or other instrument secured from 08/01/2024, and such other costs and fees as are due under the Note or other instrument secured, and as are provided by statute.

The above-described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession or encumbrances on 02/06/2026. by both first class and certified mail on 02/20/2025 proof of which is in the possession of the Trustee; and the Borrower and Grantor were personally served with said written notice of default or the written notice of default was posted in a conspicuous place on the real property described in the paragraph I above, and the Trustee has possession of proof of such service or posting.

VII.
The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale.

VIII.
The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above-described property.

IX.
Anyone having any objections to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's sale.

X.
NOTICE TO OCCUPANTS OR TENANTS

The purchaser at the trustee's sale is entitled to possession of the property on the 20th day following the sale, as against the grantor under the deed of trust (the owner) and anyone having an interest junior to the deed of trust, including occupants who are not tenants. After the 20th day following the sale the purchaser has the right to evict occupants who are not tenants by summary proceedings under Chapter 59.12 RCW.
For tenant-occupied property, the purchaser shall provide a tenant with written notice in accordance with RCW 61.24.060;

NOTICE TO GUARANTORS OF COMMERCIAL LOANS

(a) If you are a guarantor of the obligations secured by the deed of trust on a commercial loan, you may be liable for a deficiency judgment to the extent the sale price obtained at the trustee's sale is less than the debt secured by the deed of trust.

(b) You have the same rights to reinstate the debt, cure the default or repay the debt as is given to the grantor in order to avoid the trustee's sale.

(c) You will have no right to redeem the property after the trustee's sale.

(d) Subject to such longer periods as are provided in the Washington deed of trust act, chapter 61.24 RCW, any action brought to enforce a guaranty must be commenced within one year after the trustee's sale, or the last trustee's sale under any other deed of trust granted to secure the same debt.

If the sale is set aside for any reason, the purchaser at the sale shall be entitled only to a return of the bid amount paid. The purchaser shall have no further recourse against the Trustor, the Trustee, the Beneficiary or the Beneficiary's attorney.

Description of Proposal: The Renton School District (District) owns approximately 8.46 acres of property located east of the intersection of South 115th Street and Cornell Avenue S., which is the site of the existing Lakeridge Elementary School. The majority of the site, including the main elementary school campus, is located within unincorporated King County, while portions of the existing parking lot and vehicular access fall within the City of Seattle.

Lakeridge Elementary School serves students in kindergarten through fifth grade. The site includes a two-story elementary school building of approximately 52,574 square feet, three portable accessory buildings each approximately 5,184 square feet, a parking lot, drive aisles, and a drop-off/pick-up zone located south of the main building, a sports field north of the accessory buildings, and a large lawn area along the eastern boundary.

The District is proposing site improvements that include replacement of asphalt within the existing parking lot and drive aisles located south of the school. New and replacement fencing and gates are also proposed within the existing fire lanes that loop around the campus. In addition, the project includes construction of a new underground stormwater detention system, located within the area surrounded by the three detached portable accessory educational buildings, along with associated storm drain utilities and a water quality treatment unit. All proposed work is located within the unincorporated King County portion of the site. No improvements are occurring within the City of Seattle's jurisdiction.

Location of Proposal: Lakeridge Elementary School is located at 7400 S. 115th Street, Seattle, Washington 98178. The site spans approximately 8.46 acres and comprises three separate parcels: 1223049096, 4059400725, and 4059400720. Of these, two parcels (4059400725 and 4059400720) fall within the jurisdiction of the City of Seattle, while the remaining parcel (1223049096), which is the largest, is located in unincorporated King County. The subject parcels are located in the northwest quarter of Section 12, Township 23 North, Range 4 East, Willamette Meridian, within the U.S. Geological Survey (USGS) Renton Topographic Quadrangle.

THRESHOLD DETERMINATION: In reaching the Threshold Determination, the Responsible Official reviewed the completed environmental checklist, environmental information on file with RSD, City of Renton, and public/agency comments, relying on the information therein to exercise substantive authority under the Washington State Environmental Policy Act, pursuant to RCW 43.21C.030(2)(c). This Determination of Nonsignificance (DNS) is issued under the Washington Administrative Code (WAC) 197-11-340 and pursuant to the criteria and procedures of WAC 197-11-300 through 197-11-340 and 197-11-390. The Responsible Official has determined that the proposal does not have a probable significant adverse impact with adherence to local, state, and federal regulations.

It is the policy of the District that, when undertaking an action involving the exercise of substantive SEPA authority, the District shall consider, as appropriate under the circumstances, the ramifications of such action as to one or more of the factors listed in Renton School District Policy 6890, Section 3.

The lead agency will not act on this proposal for 14 days from issue date (issue date: February 4, 2026). Comments must be submitted by 5:00 pm on February 18, 2026. Comments can be mailed or emailed to the address listed above. There is no agency appeal of this DNS; appeals are governed by RCW 43.21C.075.
