Project Description: The applicant proposes redevelopment of an existing surface parking lot with an 8-story apartment building with 322 units. Zoning of the site is combination zone "Residential Activity Center (R-AC), Office Professional (OP), Community Business (CB), Light Industrial (LI), Motor Vehicle Sales Overlay (MVSO), Mixed-use Employment (MU-E)" within the City's subarea North Creek / NE 195th Street Subdistrict A. The project includes associated site development including 362 structured vehicle parking stalls within the building, 62 vehicle surface parking stalls, on-site landscaping, sidewalks around the perimeter of the building that connect to public streets, street improvements on 120th that include protected bike lane and sidewalk, and residence recreation and amenity spaces. Vehicle entry and exit curb cuts to the site would remain as exist. A future boundary line adjustment will be proposed to create a more triangular shaped site, with the existing northeast leg that extends to NE 185th Street to be removed, to create a project site of approximately 139,232 square feet (3.19 acres).

Consistency with applicable City plans and regulations: A preliminary determination of consistency has not been made at the time of this notice. The following applicable development regulations will be used for project mitigation and consistency: Bothell Municipal Code Titles: 11-Administration, 12-Zoning, 14-Environment, 15-Subdivisions, 17-Transportation, City of Bothell Design and Construction Standards and Specifications, and the Imagine Bothell Comprehensive Plan. An Administrative Interpretation related to Title 12 building height regulations was issued by the Community Development Director on December 30, 2025 at the applicant's request (DIR2025-27467). This Interpretation may be obtained through a Public Records request via the process specified below.
Relevant environmental documents and impacts evaluations available at Bothell City Hall: Drainage Report, Geotechnical Report, Critical Areas report, Landscape and Plan, and SEPA Environmental Checklist.
Other permits approved, required, or pending, but not included with this application: If approved, grading, utility and building permits will be required to complete the project.

Public Comments: Interested parties are invited to submit written comments on this project during the 21-day public comment period ending February 6, 2026 at 5:00P.M.
