Project Location: NO ADDRESS 59th Place NE Kenmore, WA 98028. Tax parcel numbers 028110-0145, 028110-0140, & 028061-0050.

Project Description: Proposed Critical Areas Variance (VAR24-0012) and Exceptional Tree Removal Variance (TVAR24-0011) in order to construct one single-family residence on a vacant property. A Critical Areas Variance is required to build within moderate landslide hazard areas and associated buffers. An Exceptional Tree Variance is required in order to remove three (3) exceptional trees to accommodate the future residence. The property is comprised of three parcels, which are being consolidated under an associated Boundary Line Adjustment (BLA24-0079). The property is encumbered by mapped erosion hazard areas and moderate landslide hazard areas. Access is proposed from the west via 59th Place NE, and the residence is proposed on the east side of the property, which is less sloped than the western portion of the site.

Consistency with applicable City plans and regulations: This proposal will be reviewed for compliance with all applicable City of Kenmore codes including zoning code, road standards, surface water design manual, fire flow and fire access requirements.

Environmental Review: The City of Kenmore has determined the proposal is exempt from the provisions of the State Environmental Policy Act (SEPA).

Other permits not included in this application, known at this time: Engineering or ROW Permit, Building Permit.

Development Services will issue a decision on this application following a 21-day public comment period ending 4/8/2025 at 4:30 P.M. Written comments on this application must be submitted to the Department at the address listed below or e-mailed to the planner at rrosbotham@kenmorewa.gov. A public hearing is not required for this application prior to the Department's decision. Details of the appeal process will be included in the notice of decision. Any person may review the application and any environmental documents or studies at Kenmore City Hall.
