DETERMINATION OF NONSIGNIFICANCE

DESCRIPTION OF PROPOSAL: The project proposes to develop approximately 25.6 acres of vacant land. This SEPA application evaluates two site plan options. Option A, proposes one large warehouse with office space of approximately 455,000 square feet and Option B, proposes two smaller warehouses each with office space totally approximately 277,000 square feet and 113,000 square feet respectively. Both options include truck loading docks, trailer parking areas, employee parking, driveways to both S. 208th Street and 24th Avenue South, storm drainage facilities, utilities and landscaping.

LOCATION OF PROPOSAL: The northwest corner of S. 208th Street and 24th Avenue South, or SE of the SW of Section 4, Township22N, Range 4E, Willamette Meridian, King County WA, Parcel Nos. 666300-0010 and 666300-0102.
The City of SeaTac finds that the proposal does not pose a probable significant adverse impact to the environment. This finding is made pursuant to RCW 43.21C, SMC 16A.23 and WAC 197-11 after reviewing the environmental checklist, the Final Staff Evaluation and other information on file. The lead agency has further determined that the requirements for environmental analysis, protection, and mitigation measures are adequately addressed in the development regulations and comprehensive plan adopted under chapter 36.70A RCW, and in other applicable local, state, or federal laws or rules, as provided by RCW 43.21C.240 and WAC 197-11-158.
DATE OF ISSUANCE: November 15, 2017
APPEAL PERIOD: Any person wishing to appeal this determination must file such an appeal within ten (10) days from the date of issuance. All appeals of the above determination must be made with the City Clerk on the forms provided by the Clerk by 5:00 P.M. on November 27, 2017.
