Project Description: Proposed short-subdivision of an existing 29,500 square foot (0.68 acre) property zoned R-6 (residential 6 dwelling units per acre) into three (3) residential lots. The property contains one (1) existing single-family residence, detached garage and associated improvements. The existing residence, detached garage, and improvements are proposed to be retained as part of Lot 1. All lots propose to gain access via a new private road connecting to NE 196th Street. A road standards variance has been requested as part of the preliminary short plat in order to accommodate exiting structures associated with lot 1 (reference File No. VAR17-0043). No critical areas are mapped or known.

Consistency with applicable City plans and regulations: This proposal will be reviewed for compliance with all applicable City of Kenmore codes including zoning code, road standards, surface water design manual, fire flow and fire access requirements..

Environmental Review: The City of Kenmore has determined the proposal is exempt from the provisions of the State Environmental Policy Act (SEPA).

The Kenmore Department of Development Services will issue a decision on this application following a 21-day public comment period which ends on 5/12/17. Written comments on this application must be submitted to the Department at the address listed below or may be e-mailed to sloyuk@kenmorewa.gov. A public hearing is not required for this application prior to the Departments decision. However, the Department decision may be appealed to the Kenmore Hearing Examiner, who would conduct an appeal hearing. Details of the appeal process will be included in the notice of decision.
